The big variables: size, pitch, tear-off, and shingle tier. Repairs average around $400 to $2,000 nationally, and NJ labor rates run above national, so budget the upper half. Before you sign anything

  1. Ask for the NJ Home Improvement Contractor number and check it yourself at newjersey.mylicense.com (use the Business Search). Registration is mandatory in New Jersey. Takes two minutes.
  2. Get a written contract with the total price, a start date, and the materials spelled out. For roofing, that includes the shingle line and the underlayment.
  3. Keep the deposit at a third or less, and never pay cash.
  4. Ask for the addresses of two roofs they did at least one winter ago. New roofs all look good in July. The freeze-thaw tells the truth.
  5. Be suspicious of anyone who knocks on your door after a storm. Real roofers are booked out for weeks.

Questions neighbors actually ask

Do I need a permit to replace my roof in New Jersey?

For a detached one- or two-family house, no. Reroofing is classified as ordinary maintenance under the state construction code (N.J.A.C. 5:23-2.7), which means no permit and no inspection, and that has been the rule since 2018. Two caveats: it covers the roof covering itself (shingles and underlayment), so if tear-off reveals rotted rafters or trusses the job turns structural and permits come into play. And attached homes such as shared-wall duplexes do not get the same blanket exemption. One call to your township construction office settles any doubt.

Do roofers need a license in New Jersey?

New Jersey requires roofers to be registered as Home Improvement Contractors with the Division of Consumer Affairs. It is a registration (insurance on file, identity verified), not a skills test. That is exactly why an active registration is the floor, not the ceiling, when you compare companies.

How do I check a contractor's registration myself?

Go to newjersey.mylicense.com, switch to Business Search, and enter the company's 13VH number or name. An active status means their registration and insurance are current with the state. We run this exact check on every company listed here and print the date we did it.
